The Parks of Harmony is a 900 Acre development located on a plateau above the historic river town of Carver. Essentially a peninsula defined on the edges by Carver Creek and a natural ravine through which the creek flows, the plateau is characterized by distant views and dramatic bluffs which surround the site. Carver Creek skirts the northeast edge of the property, connecting to the Minnesota River about a mile to the east. The Site contains natural beauty and great connections to the landscape and the existing town, Carver Creek and The Minnesota River Valley Nature Preserve.
The development will capture the best attributes of the land and connect them through an integrated network of trails and parks to create a unique residential development. The Parks of Harmony will feature great home sites within a short walk of a park, and the overall trail system. The plan integrates the housing of all types, commercial, retail, a school and community center into a mixed community that is connected along the clearly defined park system.

Ramsey Town Center incorporates 320 acres of new growth in a third ring suburban location. The plan consists of over 2,500 units of mid to high density housing, 700,000 sf of retail, and 460,000 sf of office, medical and civic uses, totaling approximately $900 million of construction. Vertical and Horizontal mixed use buildings are connected with pedestrian oriented streets, and an integrated park system that focuses on the entertainment core at the heart of the community. Ramsey Town Center has been recognized and awarded locally and nationally by design and business organizations. Our entire team has been integrally involved in all aspects of the project from initial concept, through and including its current implementation. We intimately understand the opportunities and challenges of this type of development.

The overall housing types are intended to fit into the rolling terrain of the Glen Gregor site plan. Predominately single family housing, the housing is organized into groupings that will reflect the natural landscape around the home. The many natural depressions and features are used to create more spaciousness for the lots. Most of the homes will back up to, or front one of the natural areas. Thus the lot sizes have been reduced to achieve approximately 2.5 units per acre overall, while retaining the natural features of the landscape. Most of the home sites will be either walk-out or look-out basements, as the plan takes advantage of the sloping terrain to create great home sites. Lot sizing and home values are largest around the lake. A second tier of values and sizes are those that have lake views, and those near the park.

Collage worked as part of the design team to re-envision the White Bear Lake Waterfront at a location of a series of suburban style shopping malls. The team planned a new network of roads and paths to link the site to the rest of the community. Collage provided architectural solutions to parking scenarios, new commercial orientations, and housing locations and typologies to maximize the site’s potential. This effort included working with many current landowners to solve property design and access issues in a comprehensive phased plan. The overall scope of the project included $15 million in 122,000 sf of retail, office and residential uses in addition to a centralized parking facility.
