Nestled along the bluffs of Shadow Falls, 205 Otis consists of two building types along the Mississippi River Corridor in St. Paul. Six units of tuck under rowhomes are set back off of Otis Avenue while the two three-plex buildings bookend the entrance to the site. Construction started in Fall 08. www.shadow-falls.com

East River Mews is an A.I.A. award winning, $17 million dollar, 54 unit infill housing development located in the Prospect Park neighborhood of Minneapolis. 38 units of tuck-under style townhomes are mixed with 16 units of 3-story condominiums. Prices are mixed to include affordable units up to $500,000. The overall project defines the street edge consistent with the neighborhood while creating a series of garden terraces that accommodate a sloping site. This brown-field site was the one of the most highly polluted sites in Minnesota. The project not only remedied the groundwater pollution to residential standards, it also, through the work of the design and development team, garnered multiple funds from various agencies for the site redevelopment.

The Summit of Ramsey Hill is a 44 Unit senior Cooperative located in the Historic Ramsey Hill Neighborhood. Collage worked closely with the neighborhood, the city, HPC to design a building fitting of the neighborhood standards. The cooperative units incorporate aspects of senior living with community spaces, while still providing excellent for-sale housing types ranging from affordable units up to high-income units.
The Holly Townhomes are also a part of this Ramsey Hill Development on an adjacent site. The townhomes are designed to fit the historical pattern of the neighborhood while adding a more modern interpretation of the Secretary of Interior standards for building in a historic district. These five town-homes are deluxe high-income units.

This four-phase redevelopment was envisioned to bring the convenience of transit, shopping and recreational activities to the first ring suburb of St. Louis Park. Adjacent to the Southwest Bike Trail, Hoigaard Village connects to the Minneapolis core via the Midtown Greenway and the future light-rail station just two blocks away. A mix of 220 rental units, 154 for sale units and 25,000 sf of retail space occupy this once light-industrial site which now boasts a lush park and stormwater retention for the entire neighborhood.

The French Meadow Bakery is locating a restaurant and the owner’s new "Green Store" concept at the first floor of this upscale Minneapolis senior development. The upper floor levels provide 41 units of senior housing with food and services provided from the first floor retail. The entire design incorporates LEED certification as well as ideals of Feng-Shui as a base component of the housing program.

This mixed-use housing and retail project provides 36 units of tax-credit rental housing, with retail in the Near North Side Neighborhood in Minneapolis. The project incorporates multiple sustainable features including a green roof and geothermal heating.
